ING Real Estate Select (“Select”) is a global real estate multi-manager business within the ING Group and was one of the first multi-manager businesses to be established in the UK.  The business has been in operation for over 10 years and has a long and stable history of working with pension schemes and insurance companies. Today, Select manages over EUR 4.8 billion assets for in excess of 135 institutional investors across segregated accounts and fund of funds.

Our 30-strong team is located in The Hague, London, Paris, Philadelphia and Singapore because we believe that real estate is a local market activity.  We do not underestimate the importance of local presence with local knowledge to source the best in class regional and sector specialist managers across the investment style spectrum.  We are currently invested in over 110 real estate funds across the world.  

As part of the world’s largest property fund manager, we are further assisted by ING’s Research & Strategy team comprising 45 people based in key markets around the world providing us with proprietary market research and real estate forecasts which we use to construct our client portfolios. 

Our Products

Select offers a number of ways to access the indirect real estate markets through a range of segregated accounts, private and pooled fund of funds and integrated solutions:

Segregated Accounts – an individual bespoke portfolio tailored to meet a client’s risk/return objective. To achieve the benefits of diversification, these accounts are suited to investors looking to make a significant property allocation;

Private Fund A product offering the combined benefits of a segregated account and pooled fund of funds through a vehicle specially designed around a client’s specific tax status.  This can relieve clients of the most onerous tax and administrative burdens and is especially suited to clients seeking investment outside their domestic market;

Pooled Fund of Funds – a pooled investment vehicle typically providing a cost effective investment opportunity with an element of liquidity and the added benefits of significantly reduced administration on the part of investors and economies of scale via pooled capital.

Our suite of “Osiris” branded funds, offer core, balanced real estate portfolios. They are:

  • Osiris: one of the first UK fund of funds, launched in 2003 and designed for UK pension funds, Osiris provides a balanced, diversified exposure to the UK unlisted real estate market. With over GBP 419 million under management and 70 UK pension fund investors, we believe Osiris remains one of the largest pooled fund of funds in the UK and are proud to have kept the Fund open throughout the market turmoil which commenced in 2007; 
  • Eurosiris: our European Fund of funds providing professional investors with a balanced exposure to the European real estate markets.  The Fund was launched in 2006 and now has 49 institutional investors with over EUR 587 million of investor commitments; and
  • Global Osiris: our most recent addition to our Osiris range of funds, has been designed to provide balanced exposure to the global real estate markets through investments across regions, sectors and style. The Fund was launched in June 2008 and currently has a value of EUR179m.
